June Maui Real Estate Statistics from the Realtors Association of Maui show that Year-to-Date, (YTD) the market median prices are up, however, June took a dip in its numbers compared to a month earlier. For Single Family Homes, the YTD median January through June is $575,000, compared to the same YTD period in 2013 when it was $539,444 (up 7%). This compared to the month of June’s median of $535,000, down from $599,000 in June 2013 and May 2014’s $540,000. Volume is pretty steady with 91 homes sold June 2014, compared to 93 in June 2013.
As for condos, the trend is the same with YTD 2014 January through June median at $422,750, compared to $373,000 in the same YTD 2013 (up 13%). June 2014’s condo median of $444,500 dipped from May 2014’s median of $472,000, but is up from June 2013’s $400,000. Volume dipped in June, with 94 condos sold compared to 125 in June 2013.

Inventory is generally higher than the latter 5 months of year 2013. As of July 10, 2014, there were 688 single family homes on the market, compared to only 591 in July last year. Condos is the same trend, with 868 units active July 2014, compared to only 788 in June a year ago. With higher overall prices, more sellers are putting their properties on the market.
