The August 2012 statisitical report from the Realtors Association of Maui are out and we are experiencing quite an uptick in the market.

August 2012 median price of a Maui County home is $520,000, compared to $410,000 in August 1 year ago (27% increase). There were 75 homes sold last month, 6 less than sold in August last year.

For condo sales, August 2012’s median is $342,450, compared to only $266,000 in August 1 year ago (29% increase). There were 98 condos sold last month, 12 more than August last year.

Year-to-date, 591 homes have sold on Maui, nearly identical to 2011’s YTD volume at this time. The YTD median for 2012 is $465,000, compared to $435,000 YTD last year through August (7% increase).

For condos YTD, 848 units have sold, up 2% compared to 830 YTD in 2011. The median price YTD for condos is $350,000, up 11% from YTD last year.
